The property is located on the west I-25 frontage road one mile north of the Fort Collins City limits and 1 mile south of the Wellington Town limits. A new elementary school opened in the  fall of 2007 on the south side of Wellington approximately 2 miles north of the property.  Wellington has seen tremendous growth in the past decade due to the easy access to the booming economy in Northern Colorado.  Wellington is eager to grow, easy access to I-25 and I-80 (25 miles north) place Wellington in an excellent position to attract companies to the area. Immediately east of the property is the Colorado State University Agriculture Development Center.
